Anthem, NV

Anthem: Henderson Living in the Foothills

Anthem is the master-planned community that climbs the southern edge of Henderson toward the Black Mountain foothills. Del Webb opened it in 1998, and it grew into more than 5,000 acres of neighborhoods, golf, parks and trails, with the open desert of Sloan Canyon right at its back door.

It’s really several communities under one name: Sun City Anthem and Solera for buyers 55 and over, the guard-gated Anthem Country Club, and family neighborhoods like Anthem Highlands. If you’re shopping here, the first question isn’t whether you like Anthem. It’s which Anthem.

What Anthem Is Actually Like

Most of the Las Vegas Valley is flat. Anthem isn’t. Streets rise toward the mountains, so many homes here look back across the valley to the Strip, especially in the higher sections.

I was born and raised in Las Vegas, and I spend a lot of my free time hiking and mountain biking. Anthem is one of the places I point people to when they want that kind of life. You can be on a trail at the edge of Sloan Canyon a few minutes after you leave your driveway.

Anthem also has one of the largest concentrations of active-adult living in the valley. Sun City Anthem alone has about 13,000 residents, and that shapes the feel of whole sections of the community: quieter streets, busy clubhouses and full pickleball courts.

Anthem Market Snapshot

Prices here cover a wide range because the homes do. A 1,100-square-foot single-story in Sun City Anthem and a custom home in Anthem Country Club are both “Anthem.” Homes are taking longer to sell than a year ago, and most are closing a little under list price, which gives buyers more room to negotiate than they had in recent years.

Parks, Trails and Golf

Open space is the reason a lot of buyers choose Anthem over flatter parts of the valley.

The Neighborhoods Inside Anthem

Two homes can both say Anthem and be completely different products. Here’s how the main sections break down.

Sun City Anthem

55+
Del Webb's active-adult community: 7,144 single-story homes built from 1998 to 2008, about 13,000 residents and more than 60 clubs.

Solera at Anthem

55+
A smaller Del Webb active-adult community of about 1,822 homes built from 2003 to 2008, with its own 24,000-square-foot amenity center.

Anthem Country Club

GUARD-GATED
Semi-custom and custom homes around the private golf club, from about 1,260 square feet to well over 5,000.

Anthem Highlands

ALL AGES
A family-oriented section established in 2003, with 1,647 homes across 11 neighborhoods.

Coventry and other villages

ALL AGES
Coventry Homes was Del Webb's more affordable line at Anthem. These and other production villages are usually the most accessible way into the Anthem name.

The Homes

Anthem was built over about a decade by Del Webb and other builders, so age and style vary from village to village. Single-story homes are common, especially in the 55+ sections, which is one reason the area appeals to buyers who plan to stay put.

The earliest homes date to 1998 and the early 2000s, so roofs, water heaters and HVAC systems may be original or coming due. I always look at those with my buyers before we write an offer.

Where It Sits

Anthem sits on the southern rim of Henderson, between the I-215 and the mountains. Drive times below are typical, outside of rush hour.

Schools

Anthem is served by Clark County School District schools, including Frank J. Lamping, Elise L. Wolff and Shirley and Bill Wallin elementary schools, Del E. Webb Middle School, and Coronado and Liberty high schools. There are also several charter and private schools nearby.

School zoning is set by address and can change, so confirm the zoned schools for any specific home with the Clark County School District before you buy.

How Anthem Compares

These are the communities buyers most often weigh against Anthem.

Green Valley & Green Valley Ranch

VERSUS
Older and more central, closer to The District and the shopping along the 215. Anthem is newer, higher up and closer to open desert.

Seven Hills

VERSUS
Anthem's neighbor to the north, a smaller community organized around Rio Secco Golf Club.

Inspirada

VERSUS
Henderson's newer master plan on the southwest side, with newer construction. Anthem has more established amenities and two 55+ communities.

MacDonald Highlands

VERSUS
Guard-gated luxury in the hills near Sunridge, at prices well above most of Anthem. Anthem Country Club is the closest comparison.

None of these is better across the board. They’re different, and I’m happy to show you more than one so you can compare in person.

Anthem isn't one neighborhood. A 55+ single-story near the Liberty Center and a custom home behind the gate at Anthem Country Club share a name and not much else.

Before You Buy in Anthem

Anthem covers 55+ communities, a guard-gated golf club and family neighborhoods. Decide which section fits your life first, then compare homes inside it.

No. Sun City Anthem and Solera at Anthem are 55+ communities. Anthem Country Club, Anthem Highlands and the other villages are open to all ages.

Some of it. Anthem Country Club is guard-gated, and some smaller enclaves have their own gates, but many streets are not gated.

Most homes pay a community association, and many villages add a sub-association. Sun City Anthem, Solera and Anthem Country Club each have their own associations and amenities. Get the exact dues, and what they cover, for the specific home.

Homes from 1998 to the mid-2000s may have original roofs, water heaters and HVAC. Ask about them and plan for them in your offer and budget.

Very little. Anthem is largely built out, so most homes for sale are resales. If you want brand-new construction in Henderson, newer master plans like Inspirada are worth a look.

Anthem is served by several Clark County School District schools, plus nearby charter and private options. Zoning is set by address, so confirm it for the specific home.
